Each builder offers a distinct collection of homes with thoughtful floorplans, and interprets the community’s Farmhouse architectural style in a way that is both appealing and timeless. As the community grows, Rangeview’s streets will be alive with a diverse collection of housing types, including Front Garage, Laned Semi-Detached, Townhomes and Multi-Family homes, all designed to welcome a diverse population of residents spanning all life stages and generations. Section23 Developments is a diversified collective specializing in residential design, land development and housing, with a track record spanning more than three decades. Our roots, however, go back to 1923 when our founder Robert Ollerenshaw’s grandparents began farming the land where Rangeview is now situated.

Founded on the Ollerenshaw family legacy of community building, Section23 is driven to develop differently, always respecting the land, our heritage and the value of good design in creating environments that connect generations.

Garden-to-Table Living

In Rangeview there are two types of lands/gardens: private lands owned and maintained by the Rangeview Homeowners Association (HOA) and public lands owned and maintained by the City of Calgary. All private amenities and gardens will be overseen by the full-time staff of the HOA and contracted out as required.

Rangeview’s professionally managed Homeowners Association (HOA) will ultimately be guided by a resident board of directors, and operated by full-time staff, including an HOA Manager, as well as a Program Coordinator (Food Production Educator). An expert in gardening and food production will oversee the professional care and maintenance of the community-owned lands. Within the community, a series of garden-to-table initiatives will be incorporated as part of the agricultural urbanist principles that inspired the creation of Rangeview.

Everyone is welcome in Rangeview, and no prior gardening experience is required. If you are drawn to put down roots in Rangeview, you are welcome to participate in the community's gardening activities as much – or as little – as you want to. Of course, engagement by all residents creates a healthy and vibrant social community fabric and is the underpinning of all great neighbourhoods.

Food produced on Rangeview's private lands will be shared with residents either through a community harvest share program or sold through a local community farmers’ market to the benefit of the Homeowners Association (HOA).

Food produced on the public lands will not be used for commercial purposes. Instead, a portion of food grown on public lands (such as municipal reserve) will be donated to charitable organizations as a way to support the larger Calgary community and allow for the reserve lands to be used for public good. Any remainder will be distributed to the volunteers who have provided their expertise and time in kind for planting, maintaining and harvesting the crops to share with members of the public and local community.

For residents interested in learning about community gardening or wishing to expand their existing knowledge, the Rangeview HOA and Program Coordinator will provide guidance and assistance through a variety of planned programs and events exclusively for Rangeview community residents.

Homeowners Association

When you buy a home in a community with an HOA you become part of a common interest development. As a result, you are required to share in the costs of maintaining and operating your community's common areas, buildings, structures, systems, equipment, and shared amenities. These costs are funded through the annual collection of homeowner fees and are enforced through a caveat registered on your property’s title. The goal of a common interest development is to enhance your lifestyle and keep your community clean, safe, beautiful, financially stable and ultimately protect your property value. Rangeview is being planned as a community with a HOA.

Rangeview's HOA Fees are $450/year + GST and include the following:

1) OPERATION & MAINTENANCE of the community-owned gardens, greenhouses, structures and buildings located on Rangeview’s private lands.

2) EXCLUSIVE ACCESS to Rangeview’s private resident community building and any other private amenities.

3) PERSONNEL hired by the HOA to manage the community and run community programming, educational workshops and events. This would include an expert in food production.

4) PARTICIPATION IN EDUCATIONAL WORKSHOPS, SEMINARS & COMMUNITY EVENTS organized by the HOA for the community.

5) ENHANCED LANDSCAPE MAINTENANCE on private lands to ensure a higher standard of maintenance than that typically provided on public lands provided through property taxes (including watering). The HOA may also elect to negotiate an optional amenities agreement with the city to oversee the maintenance of select public lands.

6) INSURANCE POLICIES to protect the community's building structures and community property against damage.

7) UTILITIES covering electricity for power and lighting, water, heating etc. for all of the community's common area amenities.

8) CONTINGENCY FUNDS to cover unforeseen community expenses and emergencies.

Rangeview will be alive with a year-round series of events, celebrations and programs that may include planting parties, food truck events, Stampede parties, concerts, cooking classes, harvest festivals, makers’ markets, garden tours, pickling and preserving workshops, winter carnivals and holiday community decorating and much, much more.
